About the Role:

Client is seeking an experienced Construction Project Manager to oversee a multimillion-dollar research lab build-out. The ideal candidate will bring deep experience in large-scale real estate development and technical facility construction, particularly within research, laboratory, or high-tech environments.

This role requires strong leadership in managing the full project lifecycle from site selection and permitting to design, construction, and commissioning. The selected candidate will collaborate closely with property owners, brokers, municipal entities, and internal stakeholders to ensure timely and high-quality project delivery.

Key Responsibilities:

  • Lead and manage all phases of a large-scale lab construction project (>$15 20M).
  • Oversee site selection, feasibility assessments, and zoning/environmental reviews.
  • Coordinate with architects, engineers, contractors, and local authorities to ensure regulatory compliance and successful permitting.
  • Manage budgeting, scheduling, and project controls, ensuring alignment with organizational goals and client expectations.
  • Oversee design and construction activities with a focus on technical laboratory infrastructure (mechanical, electrical, HVAC, and safety systems).
  • Engage with property owners, real estate brokers, and municipal representatives throughout the entitlement and build process.
  • Ensure all construction meets quality, safety, and sustainability standards (LEED or equivalent).
  • Prepare and present project status reports to leadership and stakeholders.
  • Travel to project sites as needed (estimated 40 50%, primarily along the East Coast).

Qualifications:

  • Bachelor s degree in Engineering, Construction Management, Architecture, or a related technical field (Master s preferred).
  • 8+ years of progressive experience in construction project management, with a strong background in laboratory or technical facility build-outs.
  • Proven track record managing large-scale projects ($15 20M+).
  • Familiarity with zoning laws, environmental assessments, site selection, entitlements, and permitting.
  • Strong understanding of real estate development and municipal coordination.
  • Excellent communication, leadership, and stakeholder management skills.
  • Proficiency in project management tools (MS Project, Primavera, or similar).
  • Certifications:
    • CCM (Certified Construction Manager) or LEED Accreditation preferred.
    • PMP (Project Management Professional) is a plus.
  • Willingness to travel (up to 50%) as project demands require.
