Capital Construction Manager
MR13: Depending on education level and experience.
Overview
This mid-level position manages capital construction projects; develops conceptual project estimates and schedules; organizes and participates in construction teams; reviews design plans and specifications, and estimates from a construction viewpoint; influences and manages construction budgets; observes and reports construction work from project sites; implements and ensures compliance with campus standards; is familiar with standard design concepts, contractual mechanisms and procedures, practices and technical procedures; provides technical guidance for smaller renovations; seeks additional training in order to enhance or add capabilities; relies on moderate experience and judgment to plan and accomplish tasks; utilizes certain degree of creativity and latitude; works independently with minimal supervision.
Duties and Responsibilities:
- Manages/oversees capital projects from an Owner's Agency perspective
- Manages the project schedule and budget to ensure contract compliance and feasibility
- Reviews product submittals, potential construction change orders, budget reports, and
other related construction documents.
- Performs site observations of ongoing construction projects; including mock-up & field
testing and inspections, prepares written documentation of observations and files
appropriately.
- Help coordinate Shutdowns/Interruption and other Requests.
- Reviews design drawings for technical accuracy and compliance with campus standards.
- Creates and assists with estimates and schedules for potential future projects
- Attends design reviews, especially as the project moves towards construction, and other meetings with appropriate facilities departments in various disciplines appropriate to the work.
- Organizes and meets with designers, contractors, and campus customers as needed;
Qualifications:
- Requires a bachelor's degree in a relevant field (such as architecture, engineering, construction management)
- Must have a valid Tennessee Driver's License.
Skills:
Strong written and oral communications skills; knowledge of good architectural practices; ability to work and communicate effectively with diverse trades and groups of people; has a wide-range knowledge of building systems, components, and construction methods; has knowledge of building codes and industry standards; has knowledge of construction cost estimation; ability to multi-task effectively; ability to resolve problems quickly and effectively; professionally licensed.
