    Must Have Skills (Most Important):
    • Strong written and verbal Communication Skills
    • Negotiation skills, 3 to 5 years negotiating cell site related leases, easements, amendments, etc.
    • Organization and time management
    • Triage and priority setting
    • Business Acumen: Will be evaluating business transactions and recommending approval or denial of deals.
    • Expertise in Microsoft Office applications, particularly Word, Excel and PowerPoint.
    • Google Mail expertise.
    Desired Skills:
    • Excellent written and communication skills
    • Ability to negotiate not only contracts, but deadlines and compromises with internal customers.
    • Real Estate Background: Understanding of RE Interests, documents and instruments.

    Job Duties:
    • Role will function as a Real Estate Specialist who is responsible for engaging vendors to negotiate renewal amendments or replacement leases, resolving Landlord issues such as rent and option payments, application of annual escalators, and overall maintenance of landlord tenant relationships in collaboration with HQ Lease Administration group.
    • Respond to requests from Network Assurance, HQ Lease Administration and other Real Estate Specialists for assistance with site issues like access issues, health & safety issues, etc.
    • Project manage the lease renewal project, communicate with other groups on status in a timely manner so that relocations can be initiated and completed well before the lease ends.
    • Provide guidance to site acquisition vendors on deal terms.
    • Manage Purchase Order process for vendors and outside counsel.
    • Review contracts to establish Client rights as it relates to access and site modification activities.
    • Engage and interact with In House Legal on LL disputes and other legal matters.
    • Proactively establish a cadence for follow with vendors on assigned work.
    • Assist in administrative tasks as requested in the West Jordan office.
    • Prepare lease packages for signature by Engineering Director as needed to support the Real Estate team.
    Education or Certifications:
    • Associates Degree or 10 years wireless real estate experience.
    • Real Estate license desired but not required.
    • This is a full time position and schedule will be Monday through Friday 8.00 am to 5.00 pm.
    • Position will be required to be in the office on Tuesday and Wednesday in West Jordan, UT.

    Pay Range: $45 - $65

    The specific compensation for this position will be determined by a number of factors, including the scope, complexity and location of the role as well as the cost of labor in the market; the skills, education, training, credentials and experience of the candidate; and other conditions of employment.
