Job Description
Location: Providence, RI
Salary: $135,000.00 USD Annually - $165,000.00 USD Annually
Description:
Senior Project Manager
Determine constructability by comparing plans, specs, and drawings to identify discrepancies/gaps and issue RFIs to gather necessary information
• Work with Project Superintendent to verify existing conditions for consistency with plan documents
• Spearhead internal project kick-off meetings
• Create Buyout Plan and Goal
• Prepare and issue all necessary information to subcontractors accurately and efficiently to complete contracts (including scopes of work, insurance requirements, and any project specific requirements)
• Connect with owners / architects on submittals and decisions
• Lead time determination - Tie into Schedule
• Establish expectations with subcontractors
• Schedule creation in collaboration with Superintendent
- Bid Schedules
- Contract Baseline Schedule
- Update Master schedule monthly
• Provide subcontractor notice for start of work
• Attend Project Walkthroughs
• Generate study with Estimating
• Assist Estimating with pricing as needed
• Create and upload the project budget. Ensure cost coding structure is coordinated with the buyout plan and all necessary codes are opened
• Owner contract creation and/or review with PX
• Logistics Planning
• Obtain necessary permits (building, fire, etc.) Construction Operations
• Collaborate and communicate effectively with the on-site Superintendent
• Monitor the project financial position, including change orders status, cash flow projections, monthly requisition and monthly project projections/Cost-to-Complete.
• Ensure that all change estimates and change orders are processed, and that contingency reporting reflects up-to-date project information.
• Create and issue monthly billings; follow up with the client to ensure timely processing and payment
• Lead project meetings and format agendas; ensure distribution of meeting minutes to all project team members
• Complete project buyouts (subcontractors); ensure there are no scope gaps and sub scopes of work are complete
• Identify, track, and procure all necessary materials, ensuring they arrive as needed and in line with project schedule
• Manage the submittal process and effectively communicates with subs and project team as needed to ensure potential issues are quickly resolved
• In partnership with the Site Superintendent, actively drive a safe and incident-free environment; enforce PBI's safety program
• Determine the need for, generate and track RFIs; follow up with Engineers and subs as needed, assess financial/schedule impacts, review at weekly meetings
• Maintenance of all project logs such as change Orders, Drawings, SKs, Submittals, RFIs
• Resolve issues related to scheduling; escalate if needed
• Maintain professional relationships with Owners, Architects, and Engineers in support of business development and obtaining new projects.
Closeout
• Assist Superintendent with punchlist process through coordination with necessary parties, tracking all items, distributing lists. Ensure 100% completion and obtain Owner acknowledgment and sign-off
• Maintain project documentation (marketing brochure, project timeline photos, all equipment manuals etc.)
• Issue and have executed certificate of occupancy/substantial completion
• Gather all equipment and service manuals, compile into O&M manual
Communication
• Communicate internally on project details through recurring meetings to include Estimating Handoff to Construction Operations, Project kickoff, Monthly Operations Meetings, CTCs, Closeout Meetings and Post-Mortem
• Communicate with external parties through weekly owner meetings and subcontractor meetings
QUALIFICATIONS
• 10+ years of experience in the Construction industry, including project management
• 5+ years of experience managing construction project financial controls and project schedules
• Proficiency in reading and understanding plans and specifications
• Proficiency in MS Office, MS Project, Project control software (Jonas)
• Knowledge of project financials (invoice approval, requisitions, internal reporting)
• OSHA 30
