Job Description

Our client is seeking a Corporate Real Estate Manager to lead our new store expansion strategy, from site selection to lease negotiations. This role involves frequent travel across the U.S. to evaluate potential store locations, conduct market analysis, and assess how new stores will impact existing locations. The ideal candidate will have 5+ years of retail site selection experience in a multi-unit corporate environment, strong negotiation skills, and the ability to perform in-depth market analysis.

Key Responsibilities

  • Develop and execute market planning, lease negotiations, and lease execution for new store openings nationwide.
  • Collaborate with landlords, developers, brokers, and senior leadership to implement expansion strategies.
  • Manage broker relationships, review potential sites, draft letters of intent (LOIs), and summarize deal terms.
  • Conduct market analysis to identify optimal store locations, assess competitors, and project sales performance.
  • Utilize financial models and proformas to forecast store profitability.
  • Negotiate lease terms, review contracts, and work with legal teams to finalize agreements.
  • Prepare real estate approval packages, including executive summaries, proformas, and market data.
  • Perform ad hoc analysis, such as market rent calculations and comparative value assessments.

Required Qualifications

  • 5+ years of retail site selection experience in a multi-unit corporate environment (non-negotiable).
  • Experience in real estate development, lease negotiations, and construction cost estimation.
  • Bachelor s degree in real estate, business administration, or a related field.
  • Proficiency in Microsoft Office (Excel, Word, PowerPoint).
  • Strong knowledge of real estate laws, lease structures, and financial calculations.
  • Analytical skills for market research, sales projections, and occupancy cost analysis.
  • Ability to manage multiple projects, meet deadlines, and work cross-functionally.
  • Excellent negotiation and communication skills.
  • Willingness to travel up to 50%.

Preferred Qualifications

  • Experience in refurbishment or construction project management.
  • Familiarity with retail footprint optimization.

Work Arrangement

  • Hybrid model (3 days in office, 2 remote).
