Position Overview
We are seeking a high-performing Property Manager to lead operations and strategic planning for our flagship commercial office building, 100 N. Broadway in downtown St. Louis. Key Responsibilities
Operational Leadership
- Oversee daily property operations with support from a building engineer and chief engineer.
- Manage operating and capital budgets; track financial performance and identify areas for improvement.
- Review and prepare monthly financial reports, accruals, and variance analyses.
- Transition from Yardi to a new property management platform in collaboration with internal accounting.
- Lead vendor contract negotiations, manage service quality, and ensure timely invoice approvals.
Tenant, Broker, and Municipal Relations
- Serve as primary contact for tenants, leasing brokers, and city officials.
- Coordinate tenant improvements, permitting, and space turnover.
- Maintain tenant satisfaction while ensuring lease compliance and minimizing vacancy.
Strategic Planning & Asset Performance
- Develop and manage capital improvement plans and value-add initiatives.
- Identify and recommend building enhancements to maximize asset value.
- Oversee renovations, tenant finish work, and long-term building improvements.
Process Development
- Design and implement operational systems and processes for efficiency and scalability.
- Regularly inspect the property and lead compliance with safety and performance standards.
- Support leadership with reporting and planning for future acquisitions or expansions.
Requirements:
Qualifications
- 3-5+ years of experience in commercial property management (Class A office preferred).
- Proficient in budgeting, vendor oversight, and financial reporting.
- Familiarity with Yardi (or similar PM software); ready to learn new systems.
- Excellent communication and relationship-building skills.
- Experience leading tenant improvement projects and working with city officials.
- Bachelor's degree in real estate, business, or a related field preferred (or equivalent experience).
