Position: Network Real Estate Specialist/Developer III

Location: Irvine, CA

Onsite Requirement: Hybrid

12 month contract, potential to extend up to 30 months

What you'll be doing...

As a Real Estate Project manager of Network Real Estate, you will have a key role supporting wireless real estate in the busy and challenging SoCal market. You will primarily be responsible for delivering real estate entitlements to support evolving network enhancements, including growing and managing relationships with internal and external partners, contract review and negotiation, general problem solving, implementation of best practices, and overall project management. A key aspect of this role is building collaborative relationships with our internal key business partners to understand their priorities and challenges, addressing their needs on an ongoing basis, and delivering time and cost saving solutions to enhance the overall success of the network enhancement projects. This role will effectively manage multiple time-sensitive initiatives, including supporting Real Estate Pipeline for all network Modifications projects, as well as support for ongoing real estate and property management matters.

-Managing vendors during the real estate process in support of our site modification program.

-Managing Regulatory approval requirements and ensuring compliance with all applicable regulations.

-Interfacing with stakeholders including landlords, vendors, community officials and legal counsel.

-Maintaining database systems and reports.

-Manage the end to end Real-Estate process through to construction handoff.

-Works with Network Implementation teams in order to rectify on-site challenges preventing the advancement of network activations.

-Collaborates with outside vendors including Architectural & Engineering firms and general contractors on project design and priorities to meet our clients standards and build schedules.

-Hosts weekly routine planning and working sessions with critical vendors and internal stakeholders to review project scopes.

-Resolve property management and landlord/tenant disputes.

-Role requires some administrative functional support.

- This is not a remote position. The candidate must be local to Southern California and report to the clients office in Irvine at least 3 days a week.

What we're looking for...

Youll need to have:

-Bachelors degree or five or more years of work experience.

-Five or more years of relevant work experience such as real estate, municipal engagement, or contractual negotiation work.

-Highly organized and the ability to thrive while working in a fast-paced environment.

-Ability to manage multiple small scale projects to completion.

-Advanced knowledge in reading and interpreting construction drawings, specs and building codes.

-Advanced skills in MS Excel or Google Sheets with the ability to create and work in multiple project trackers.

-Wireless Site Acquisition Experience

-Experience dealing with property management issues & disputes.
