Education and Experience
Desired:
- Minimum 7 years of relevant experience in the national residential real estate industry. Single Family Rental experience a plus but not required.
- Minimum of 3 years of management and supervisory experience with a track record of building a successful team.
- Demonstrated track record of marketing and leasing nation-wide residential units successfully.
- Experience with Yardi Voyager/RentCafe highly preferred but not required.
- Prior experience with SEM, SEO, and social media marketing campaigns.
- Experience tracking and analyzing regional pricing trends.
- Knowledge of national Housing Assistance Programs (Section 8) is a plus.
- A good command of Microsoft Excel is a must, advanced knowledge is a plus.
- Detail-oriented, ability to multi-task.
- Self-starter who is willing do what it takes to hit goals and meet deadlines.
- Outstanding communication skills, both verbal and written, and can comfortably interact with an array of personalities.
- Must have the ability to develop a broad array of relationships among vendors, brokers, and senior management.
- Ability to prioritize, plan, organize, and coordinate work assignments, and simultaneously coordinate multiple tasks.
- Able to apply common sense, demonstrates logical and systematic thinking skills, and be adaptable to change and take ownership.
WHAT YOULL DO:
Job Responsibilities:
- Create region-specific leasing strategies, including SEM, SEO and social media campaigns, and developing local broker networks as needed.
- Lead Leasing team in conducting quality conversations with prospective residents in all interactions, whether over the phone, text or email to increase lead conversion
- Implement new, and enhance existing, processes and procedures to help further scale the business and improve leasing and renewal rates.
- Develop resident retention practices and strategies.
- Manage all Leasing activities to maximize lead to lease conversion rate.
- Track and analyze market-specific and competitor pricing trends to determine appropriate rental pricing for each home.
- Communicate regularly with the Companys third-party vendors to ensure quality of services are meeting expectations and are aligned with Company strategy.
- Promote a positive work environment through training and mentorship of direct reports in order to develop teams and achieve performance goals.
- Assist in developing applicant/resident friendly layout and content for Company website.
- Maintain Service Level Agreements through effectively managing call performance and lead management efforts to maximize revenue growth (specific metrics may be adjusted based on portfolio performance).
- Maintain and ensure accurate and timely reporting to the Companys senior management and ownership groups.
- Work with acquisitions and construction team to ensure property meets neighborhood standards in order to maximize rental income for each individual property.
