Education and Experience:
- High School Diploma or GED required; trade school or apprentice program preferred.
- Minimum of four years of technical experience in building engineering, HVAC, plumbing, and electrical systems.
Licenses or Certifications
- Candidate must possess and maintain a valid state driver's license.
- Possess a valid "Universal" level certification for CFC and HFC-based refrigerants (EPA Section 608); to service, repair, or dispose of equipment that could release ozone-depleting refrigerants to the atmosphere or any similar combination of education and experience.
Knowledge, Skills & Abilities
- Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, water systems, and the like.
- Knowledgeable in energy management systems, techniques, and operations.
- Thorough knowledge of all building systems operations, maintenance, and repair.
- Excellent interpersonal skills in dealing with tenants, clients, and vendors.
- Basic Computing Skills in Outlook, Excel & Word, including proficiency in the operation of smartphone and/or iPad/tablet, uploading .pdf files, and documents, and logging into conference meetings (i.e., BlueJeans, Teams Meetings, Zoom).
Responsibilities:
- Perform preventive maintenance and repairs on facility systems (mechanical, electrical, lighting, HVAC, plumbing, etc.).
- Conduct major HVAC and plumbing repairs (e.g., compressor, condenser, and evaporator coil replacements).
- Execute electrical repairs, including conduit piping, cable pulling, and panel maintenance.
- Inspect facilities and report conditions impacting client occupancy and operations.
- Operate, maintain, and repair boilers, heaters, pumps, valves, refrigerant systems, air compressors, water filters, and sanitary sewer systems.
- Maintain and repair building automation systems, trash compactors, kitchen equipment, and elevators.
- Recommend improvements to the preventive maintenance program.
- Maintain stock and inventory control.
- Ensure compliance with safety procedures and regulations.
- Respond effectively to emergencies and perform light travel if needed.
- Maintain required licenses and complete safety training.
- Comply with uniform dress code and maintain a neat appearance.
General Maintenance:
- Repair toilet facilities, registers, radiators, lamps, furniture, floors, door hardware, and floor maintenance equipment.
- Perform maintenance painting and cleaning in mechanical spaces.
- Replace fire extinguishers and assist with HVAC filter replacements.
- Perform miscellaneous handyman work.
Vehicle and Travel:
- Maintain company vehicle and ensure all expenses are processed correctly.
- Perform maintenance in client CEV locations, adhering to safety measures.
Physical Requirements:
- Work in professional office or commercial building environments.
- Exposure to loud noise, extreme temperatures, toxic chemicals, and other elements.
- Ability to perform work wearing PPE and travel between properties in varying weather conditions.
