About the job- We are looking for a mid-level Controls Technician with hands-on experience in BMS (Building Management Systems), including working knowledge of the Niagara Framework, BACnet integration, and field-level controls hardware. This role involves supporting installation, commissioning, and maintenance of control systems in commercial and industrial buildings.
- You'll work on a variety of hardware platforms, controllers, sensors, and networked devices, supporting intelligent building solutions for comfort, energy efficiency, and operational reliability.
Key Responsibilities:
- Install, wire, configure, and commission BMS systems including Niagara-based controllers (N4 preferred).
- Work directly with field devices such as sensors, actuators, VAV controllers, I/O modules, thermostats, damper actuators, and relay panels.
- Load and modify control logic and system graphics using Niagara Workbench.
- Configure and troubleshoot BACnet/IP, MSTP, Modbus RTU/TCP, and other communication protocols.
- Complete point-to-point checks and verify wiring and field connections to mechanical equipment (AHUs, FCUs, chillers, boilers, etc.).
- Assist with network setup for BMS infrastructure (switches, IP addressing, controller comms).
- Document field changes, generate as-builts, and keep point lists up to date.
- Collaborate with project engineers and electrical/HVAC contractors on-site.
- Perform functional testing, commissioning, and customer handover support.
- Respond to technical issues during installation and post-handover service visits.
Required Experience & Skills:
- 3 5 years' experience working with BMS or controls systems in a technician or commissioning role.
- Practical experience using the Niagara Framework (N4 preferred certification not required).
- Strong knowledge of BACnet, Modbus, and controller communications.
- Comfortable with reading and interpreting control panel wiring diagrams, schematics, and I/O schedules.
- Familiarity with tools and test equipment: multimeters, BACnet sniffers, IP scanners, etc.
- Hands-on with field hardware: installing and terminating low-voltage cabling, sensors, actuators, etc.
- Comfortable working in plant rooms, ceilings, risers, and live panels.
- Basic understanding of HVAC systems (VAVs, chillers, boilers, AHUs, etc.).
- Able to work independently and support multiple job sites.
Preferred But Not Required:
- Experience with Schneider Electric hardware (SmartX, SpaceLogic, MP/IO controllers) or similar
- Background in electrical, mechanical, or HVAC controls
- Knowledge of network devices (managed switches, Wi-Fi access, IP routing)
- Experience with graphics generation and floorplan integration in Niagara
- Use of mobile-based commissioning tools (e.g., Bluetooth to controller apps)
