Operating Engineer - JLL

What this job involves: As an Operating Engineer at JLL, you will focus on operating, maintaining, troubleshooting, and repairing facility equipment across all systems while demonstrating technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and multi-skilled capabilities in others. This role requires you to successfully complete daily and weekly work assignments while maintaining responsibility for facility services, preventative maintenance, purchasing, inventory control, and contracted maintenance that reflects JLL's commitment to operational excellence and technical proficiency.

What your day-to-day will look like:

Maintenance:

Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility

Keep facility and building systems up to applicable standards as assigned while maintaining technical proficiency

Maintain responsibility for facility services, preventative maintenance, purchasing, inventory control, and contracted maintenance

Clean, inspect, calibrate, and change parts to maintain HVAC systems and associated equipment at optimum performance levels

Ensure all equipment operates efficiently while meeting regulatory and operational standards

Quality Control:

Review monthly client service request summaries to pinpoint and correct recurrent operational problems

Evaluate vendors and suppliers on regular basis with regard to quality and competitive pricing

Verify accuracy of deliveries for count, pricing, and description to ensure proper inventory management

Monitor quality and pricing of maintenance work performed by outside contractors

Safety:

Record readings and make adjustments where necessary to ensure proper operation of equipment

Comply with departmental policy for safe storage, usage, and disposal of hazardous materials

Maintain clean and safe workplace while performing periodic checks of tool and instrument inventory

Ensure all safety protocols are followed during maintenance and repair activities

Required Qualifications:

High School diploma or GED equivalent with two years of trades schooling in electrical system design, refrigeration, and HVAC

Certification as Universal Technician for CFCs (or within 90 days of employment)

Working knowledge of computer applications including Word and Excel

Ability to analyze operation of various systems, determine cause of problems/malfunctions, and take corrective action as required

Must be available for call-in work and perform other duties as required

Physical ability to meet work requirements and conditions of facility operations

Preferred Qualifications:

Technical expertise in Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations

Experience with facility services and preventative maintenance programs

Knowledge of purchasing and inventory control procedures

Experience evaluating vendors and suppliers for quality and competitive pricing

Understanding of facility and building system standards and regulations

Background in contracted maintenance oversight and quality monitoring

Pay Range: $24-$34/hr
