Position: Preconstruction Manager
Location: Asheville, NC
Pay: $100,000 to $130,000 annually
Experience: 5+ years of experience in commercial construction.
Education: Bachelor s degree in a relevant field.
Type: Full-time; Direct Hire
Greene Resources is seeking a Preconstruction Manager to join a growing and dynamic team!
Job Description:
- Lead and manage multiple complex estimating assignments concurrently.
- Execute a range of project delivery methods, including hard bid, negotiated, and design-build.
- Interpret project plans, specifications, and documents to perform precise quantity take-offs.
- Develop and apply a deep understanding of project strategy throughout the estimating process.
- Prepare and present detailed, accurate budgets at various design milestones.
- Reconcile budget estimates and provide insightful analysis for internal and client reviews.
- Identify and evaluate value engineering opportunities to enhance project cost-efficiency.
- Define, prepare, and manage scopes of work and bid packages for all project trades.
- Ensure competitive and qualified subcontractor bids are obtained that align with project requirements.
- Maintain and strengthen relationships with trade partners, vendors, and suppliers.
- Attend project site visits and pre-bid meetings as needed to gain project insight and scope clarity.
- Collaborate with internal teams including operations, project managers, and executives to ensure that estimated deliverables are aligned with project goals.
- Communicate effectively with all stakeholders, including clients, designers, engineers, and internal project teams.
- Provide leadership and mentorship by training junior estimators in quantity take-offs and estimating best practices.
- Utilize estimating and collaboration software, including SmartBid, PlanSwift, MC2, Bluebeam, and Microsoft Office (Excel, Word, Outlook, PowerPoint).
Position Requirements:
- Communicate effectively with the operations team to produce accurate deliverables to the owner and/or design team.
- Excellent written and verbal communication.
- Great attention to detail.
- Must have a thorough sense of urgency.
- Ability to manage multiple projects at one time.
- Demonstrate a passion for one s work.
- Willingness to work in a collaborative and cooperative team environment.
- Well organized with an emphasis on time management.
