Assistant Director of Facilities

Required to report during adverse weather (ice, snow, storms, etc.) Under the direction of the Director of Facilities Operations, the Assistant Director (AD) of Facilities Operations is responsible for managing a comprehensive maintenance, renovation, and repair program for our client and all facilities-related activities as it relates to providing safe, secure, and efficient operations. As a member of the senior management team, the AD will also be responsible for setting and implementing key institutional priorities, such as addressing and promoting business and operational efficiency improvements. This individual will also manage the maintenance supervisors of the skilled trades, steam plant operations, dispatch, in-house project managers, and construction contractors to ensure the recruitment and retention of a quality workforce in the operational areas of the site. In addition, this position advises leaders with strategic and tactical planning by providing technical advice to the Director of Facilities Operations on long term planning issues for the site.

Key Responsibilities


Professional Knowledge


  • Utilize in-depth knowledge of facilities operations to effectively meet our client and departmental goals.

    Engineering Review, Decision Making & Analysis


  • Allocate resources - people and money - to accomplish assigned tasks and functions.

  • Oversee time and attendance collection and administration for full-time and temporary staff members.


Strategic Planning


  • Develop and implement a comprehensive maintenance, repair, and renovation program for a 600-acre farm and 240-acre campus consisting of over 3.5M square feet of facilities

  • Maintain a preventive and predictive maintenance program for all facilities at the site

  • Interpret and update facilities condition assessment program

  • Serve as a key member of Emergency Operations Preparation and Response Team and other site committees as appointed

  • Review project plans and specifications for conformance to applicable federal and state codes as well as site guidelines

  • Manage in-house projects to ensure they meet the specifications criteria

  • Understand and measure operational structures and processes to fulfill organizational goals and strategic plans

  • Identify opportunities with various departments to plan for future growth


Business Administration


  • Provides oversight of contracts for outsourced maintenance operations to include elevators, pest control, uniforms, solid waste collection and removal

  • Submits budget requests


Leadership


  • Select and train supervisors who manage employees responsible for facility maintenance

  • Manage operation of the sites utilities to include chillers, boilers, steam distribution system, hot and cold-water distribution system, medium voltage electrical system, potable water system, sewer system, and storm water system

  • Ensure compliance with performance management, policies, and procedures

  • Review and provide resources for training opportunities for employee growth

  • Recommend resolution of disciplinary matters


Does this position supervise?


  • Yes, 20%, approximately 12 people


    Minimum Experience/Education


  • Graduation from a four-year college or university and two years of general facility experience preferably with supervision; or an equivalent combination of training and experience

  • All degrees must be received from appropriately accredited institutions

  • Valid Driver's License required


Preferred Years' Experience, Skills, Training, Education


  • At least six years of technical and supervisory experience in a multi-building environment performing facilities and grounds maintenance

  • Facilities engineer certification highly desirable

  • North Carolina State license in one of the skill trades (Electrical, Plumbing, HVAC)

  • Licensed/Professional Engineer Certification

  • Membership in the Association of Higher Education Facilities Officers (APPA)
