Job Title: Preconstruction Manager - Commercial Construction

Position Overview
The Preconstruction Manager will oversee the preconstruction phase of commercial construction projects, ensuring that all aspects of planning, budgeting, and scheduling are meticulously coordinated. This role focuses on optimizing project feasibility, managing client relations, and leading a team of professionals to deliver high-quality results before the commencement of construction.
Key Responsibilities
- Lead the preconstruction process for commercial construction projects from initial conceptualization to project kickoff.
- Develop comprehensive project estimates and budgets, ensuring adherence to financial constraints.
- Coordinate with architects, engineers, and subcontractors to gather necessary information for accurate bidding and scheduling.
- Conduct risk assessments and provide recommendations to mitigate potential issues during the construction phase.
- Manage the procurement process, including vendor selection and contract negotiation to secure favorable terms.
- Review and interpret construction documents, blueprints, and specifications to ensure alignment with project objectives.
- Facilitate communication between stakeholders, including clients, project teams, and subcontractors, to foster strong relationships and collaboration.
- Implement value engineering techniques to enhance project efficiency and cost-effectiveness.
- Perform site assessments to evaluate conditions and potential challenges that may impact project execution.
Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, or a related field.
- Minimum of 5 years of experience in preconstruction management within the commercial construction industry.
- Strong knowledge of construction management principles, including budgeting, estimating, and scheduling.
- Proficiency in reading and interpreting blueprints, construction documents, and building codes.
- Excellent negotiation skills and experience in contract negotiation and procurement processes.
- Demonstrated ability to manage risk and implement effective risk management strategies.
- Knowledge of value engineering practices and site assessment techniques.
