Position Overview
Our client is seeking an experienced Luxury Custom Home Estimator to join our high-end residential construction team. This role is critical in delivering accurate, detailed, and competitive cost estimates for ultra-luxury custom homes valued at $30 million and above. The ideal candidate will possess deep knowledge of high-end construction materials, finishes, and bespoke design elements, ensuring precision and transparency throughout the pre-construction process.
Key Responsibilities
- Estimate Development: Prepare comprehensive cost estimates for luxury custom homes, including site work, structural components, architectural finishes, and specialty installations.
- Vendor & Subcontractor Coordination: Solicit and analyze bids from premium subcontractors and suppliers, ensuring alignment with project specifications and quality standards.
- Budget Management: Develop and maintain detailed budgets, cost breakdowns, and value engineering options without compromising design integrity.
- Risk Analysis: Identify potential cost risks and provide mitigation strategies for complex, high-value projects.
- Client Interaction: Collaborate with clients, architects, and designers to understand vision and translate it into accurate cost projections.
- Market Research: Stay current on luxury construction trends, specialty materials, and emerging technologies to provide innovative cost solutions.
- Documentation: Prepare detailed estimate reports and presentations for internal stakeholders and clients.
Qualifications
- Experience: Minimum 10+ years in residential construction estimating, with a proven track record in luxury custom homes exceeding $10 million; experience with $30M+ projects strongly preferred.
- Technical Skills: Proficiency in estimating software (e.g., Sage, ProEst, Buildertrend) and advanced Excel skills.
- Knowledge: In-depth understanding of high-end finishes, custom millwork, specialty systems (smart home tech, wine cellars, pools, etc.), and complex site conditions.
- Education: Bachelor's degree in Construction Management, Civil Engineering, or related field.
- Soft Skills: Exceptional attention to detail, strong negotiation skills, and ability to thrive in a fast-paced, client-focused environment.
