What we are looking for in a Service Technician:
\n
\n - HVAC certification required
\n - Extensive sheetrock repair experience is required. The ideal candidate should have proven experience repairing, patching, finishing, and matching existing sheetrock.
\n - Skilled in electrical, plumbing, appliance, painting, plaster/drywall, and lock repairs
\n - Able to complete apartment turns within five (5) days
\n - Experience with turnovers in both new and older buildings
\n - Must provide own basic tools
\n - Strong problem-solving and decision-making abilities
\n - Clear, professional communication with residents, vendors, and teammates
\n - Familiar with property management operations and basic budgeting principles (preferred)
\n - Valid driver's license, clean driving record, and reliable transportation for daily assignments and on-call rotation
\n - Able to lift and carry up to 50 lbs independently
\n - Capable of climbing ladders and accessing roofs, crawl spaces, and attics as needed
\n - Able to stand, walk, bend, kneel, and crouch for extended periods
\n - Comfortable working indoors and outdoors in varying weather conditions
\n - Must be available for after-hours emergencies and on-call rotation
\n - Consistent, dependable attendance required
\n

What you will do as a Service Technician:
\n
\n - Provide exceptional service to residents, exceeding expectations.
\n - Address resident maintenance and service requests promptly.
\n - Identify and resolve hazardous property conditions.
\n - Prepare vacant apartments for move-in within 5 days, including repairs and replacements.
\n - Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.
\n - Maintain grounds and ensure cleanliness.
\n - Respond to emergency calls when on-call.
\n - Implement cost-saving initiatives and manage budgets effectively.
\n - Respond to resident requests within 24 hours.
\n - Manage the service team's hours, focus, and on-call schedule.
\n - Provide mentorship and coaching to team members.
\n - Maintain a well-stocked maintenance shop without unnecessary spending.
\n - Streamline purchasing processes for cost-effective acquisitions.
\n - Perform technician and groundskeeper duties as needed.
\n - Efficiently schedule vacancies for 5-day turns.
\n - Assign service requests for a 24-hour turnaround.
\n - Manage security deposit dispositions and attend meetings as required.
