Job DetailsWe are seeking an experienced Preconstruction Manager to join our design-build construction firm specializing in industrial and warehouse projects. The ideal candidate will lead our preconstruction efforts, ensuring seamless project planning and execution from concept to construction.
Responsibilities:
- Develop detailed project budgets, schedules, and cost estimates for industrial and warehouse construction projects
- Conduct site visits to assess project feasibility and identify potential challenges
- Create conceptual, schematic, and design development estimates to support preconstruction activities
- Work closely with architects, engineers, and project stakeholders to ensure design efficiency and constructability
- Review plans for consistency, accuracy, and adherence to industrial and warehouse construction standards
- Participate in value engineering exercises to optimize project design and costs
- Prepare and distribute comprehensive bid packages to subcontractors and suppliers
- Evaluate and analyze bids from subcontractors and vendors
- Negotiate contracts and subcontracts with suppliers and contractors
- Provide oversight and mentorship to the preconstruction team
- Coordinate with Business Development, Estimating, and Operations teams on project approach and deliverables
- Ensure customer satisfaction through effective communication and project management
- Identify and mitigate potential project risks specific to industrial and warehouse construction
- Monitor design scope for changes affecting budget and/or schedule
Qualifications:
- Bachelor's degree in Construction Management, Engineering, or related field
- 7+ years of experience in preconstruction, with a focus on industrial and warehouse projects
- Proficiency in estimating software, CAD, and project management tools
- Strong understanding of construction methods, materials, and building codes for industrial facilities
- Excellent communication, leadership, and problem-solving skills
- Experience with design-build project delivery methods
