Job DetailsPosition: Building Automation Controls Technician
Position Overview: We are seeking an experienced Building Automation Controls Technician to support a large, multi-building campus environment in West Point, New York. This is a hands-on position focused on the operation, maintenance, troubleshooting, and optimization of Building Automation Systems (BAS), Energy Management Control Systems (EMCS), and HVAC controls.
The Controls Technician will work across a variety of facilities and mechanical systems, supporting day-to-day operations as well as preventive maintenance, system troubleshooting, programming, commissioning, and emergency service. The ideal candidate has strong Niagara N4 and DDC controls experience and is comfortable independently diagnosing complex BAS and HVAC control issues.
Key Responsibilities
- Monitor, operate, troubleshoot, and maintain campus-wide BAS and energy management systems.
- Perform preventive and corrective maintenance on controllers, sensors, actuators, control panels, operator workstations, servers, and related equipment.
- Diagnose issues involving HVAC controls, VFDs, field devices, communication networks, and building mechanical systems.
- Respond to service calls, system alarms, equipment failures, and occupant comfort issues.
- Install, configure, program, and commission DDC controllers and associated field devices.
- Update control sequences, graphics, schedules, trends, alarms, and system databases as needed.
- Troubleshoot BAS networks and communication issues involving BACnet, Modbus, LonWorks, and TCP/IP.
- Maintain controller backups, databases, system documentation, maintenance records, and service reports.
- Coordinate work with facility personnel, customers, subcontractors, and other trades.
- Assist with BAS upgrades, modernization projects, commissioning, and system optimization.
- Provide technical guidance and support to other controls personnel when needed.
- Follow all applicable site, OSHA, safety, and quality requirements.
Required Qualifications
- 5+ years of experience with Building Automation Systems, DDC controls, HVAC controls, or Energy Management Control Systems.
- Niagara N4 Certification required.
- Hands-on experience troubleshooting BAS and HVAC control systems in commercial, institutional, industrial, healthcare, higher education, government, or similar large facilities.
- Experience with Tridium Niagara, Honeywell, Distech Controls, or comparable BAS platforms.
- Strong understanding of HVAC equipment, control theory, sequences of operation, and mechanical systems.
- Knowledge of BACnet/IP, BACnet MS/TP, Modbus, LonWorks, TCP/IP, and related building automation communication protocols.
- Ability to read mechanical drawings, electrical schematics, control drawings, specifications, and sequences of operation.
- Strong troubleshooting and diagnostic skills with the ability to identify root causes and implement effective solutions.
- Ability to work independently, prioritize multiple service needs, and communicate effectively with customers and facility personnel.
- Comfortable preparing service reports, maintenance documentation, and technical recommendations.
- Valid driver's license and acceptable driving record.
- Ability to obtain and maintain required site access and security credentials.
Preferred Experience
- Niagara Advanced Certification.
- Experience supporting large campuses, military installations, universities, healthcare facilities, or other mission-critical environments.
- Previous experience working in Federal, DoD, military, or high-security facilities.
- Lead Technician, Site Lead, Foreman, or other technical leadership experience.
- Experience training or mentoring junior controls technicians.
- BAS commissioning, retro-commissioning, and system optimization experience.
- Experience managing preventive maintenance activities across multiple buildings or facilities.
- Familiarity with server environments, BAS networks, and industrial control system cybersecurity.
- Experience developing repair recommendations, scopes of work, or technical proposals.
Physical & Work Requirements: This is primarily a field-based position supporting multiple facilities throughout a large campus environment. Work may take place in mechanical rooms, equipment spaces, occupied buildings, rooftops, and other indoor or outdoor locations.
Candidates should be comfortable climbing ladders, bending, kneeling, working in equipment spaces, and lifting up to approximately 50 pounds. Some after-hours, weekend, or emergency response work may occasionally be required.
