Construction Project Manager

Position Overview

The Construction Project Manager will lead and coordinate all phases of SDIC’s relocation to a new San Francisco facility — from pre-construction through move-in and final closeout.

This role is responsible for managing design and construction teams, overseeing budget and schedule, navigating San Francisco permitting and inspections, and ensuring the space is delivered safely, compliantly, and fully operational with minimal disruption to ongoing operations.

The ideal candidate brings strong San Francisco office relocation experience, deep permitting knowledge, and hands-on coordination of MEP, IT, and occupancy readiness.

Key Responsibilities

Project & Construction Management

• Manage full tenant improvement (TI) construction lifecycle from design development through occupancy.

• Coordinate architects, engineers, general contractors, landlords, and specialty vendors.

• Control project budget, schedule, risk management, and change orders.

• Lead cost estimating, value engineering, and vendor bid leveling.

• Oversee contract administration and construction documentation.

San Francisco Permitting & Compliance

• Navigate SF permitting and inspections through the San Francisco Department of Building Inspection (DBI).

• Coordinate approvals with Fire Marshal and ADA compliance teams.

• Ensure adherence to Title 24 energy compliance requirements.

• Maintain regulatory compliance throughout construction phases.

MEP & Technical Coordination

• Oversee MEP coordination including:

  • HVAC

  • Electrical systems

  • Data/IT infrastructure

  • Life safety systems

• Review drawings and specifications to proactively identify issues before change orders.

• Ensure quality control and punch-list completion.

Operational Continuity & Phasing

• Plan construction sequencing and phasing to keep operations running in occupied environments.

• Manage temporary swing space planning where required.

• Coordinate move-in/move-out logistics and occupancy readiness planning.

• Oversee FF&E (Furniture, Fixtures & Equipment) procurement and installation.

• Coordinate IT/data center migration planning.

Closeout & Commissioning

• Lead commissioning activities.

• Manage punch-list completion.

• Ensure complete and accurate closeout documentation.

• Provide regular progress updates to executive leadership and stakeholders.

Required Skills & Experience

• Prior San Francisco office relocation experience (strongly preferred)

• Deep familiarity with SF permitting, inspections, and regulatory processes

• Experience working in occupied buildings

• Strong local contractor and inspector relationships

• Expertise in:

  • Construction sequencing & phasing

  • MEP coordination

  • Drawing and specification literacy

  • Quality control & punch-list management

  • Move-in logistics & occupancy planning

  • Cost estimating & value engineering

  • Vendor bid leveling & contract administration

  • Architect & construction team coordination

• Familiarity with LEED and/or WELL standards is a plus

Education

Bachelor’s degree in one of the following (or related field):

• Construction Management / Construction Engineering

• Civil or Structural Engineering

• Architecture

• Facilities Management / Building Sciences

• Business or Project Management (with construction experience)

• 5–7+ years of commercial construction project management experience

• Proven track record managing full-cycle office relocations in San Francisco

• Strong stakeholder communication and leadership skills

• Detail-oriented with strong risk mitigation capabilities

• Able to drive projects in high-regulation urban environments
