Job Details
Under the supervision of the President the Property Manager / Leasing Associate's primary
responsibilities are to manage all aspects of a specific portfolio of properties and to market and lease
vacant space within such portfolio. Responsibilities include, but are not limited to the following:
Lease renewal negotiations and administration
Tenant improvement and repair coordination and administration
Rent collections
Coordination and supervision of customer move-in and move-out
Interface with customers and/or customer representatives and provide quality customer service
Coordinate, review, and maintain property operating and maintenance contracts to insure quality
service is provided to the properties and customers. Periodically obtain competitive bids to insure
competitiveness of costs and quality of operating services provided
Perform routine site inspections for maintenance needs, safety hazards, customer abuse of
common areas, landscape needs, signage, curb appeal etc.
Perform and prepare thorough quarterly property inspections
Interface and work in collaboration with property owners
Supervise assistant property manager and or real estate secretary and maintenance staff.
Market available space through all available avenues ie. multiple listing services, company
website, cold calling, flyer distribution, existing tenants, and whatever other means necessary to
lease space.
Show space to prospective customers
Prepare lease proposals, check references, run credit , inspect prospects current locations, and
check corporate names and status.
Prepare annual property budgets including capital expenditure / maintenance recommendations.
Administration of tenant insurance
Preparation and review of Lease documents
Maintain competing property information and prepare quarterly competing property analysis
Physical Requirements:
Bending, filing, and lifting up to 25lbs
Climbing ladders
Essential Job Function:
Must be detail oriented
Ability to work independently
Must possess basic real estate knowledge
Computer Knowledge:
Must be proficient in Microsoft Word and Excel
Certificates, Licenses, Registrations:
Must possess a valid California Driver's License
Must carry the minimum level of auto insurance as required by California law
Must possess and maintain a California Real Estate Salesperson's license
