What this job involves: The Operating Engineer ensures safe and effective daily operation of building machinery and systems in a commercial high-rise environment. This role requires maintaining 100% facility uptime while protecting and improving client assets through preventive maintenance, troubleshooting, and system operations. The position involves hands-on technical work, contractor oversight, and emergency response coverage to ensure all building engineering systems perform their intended functions.
Your day-to-day tasks will include:
Perform maintenance and repairs on pumps, motors, plumbing, and HVAC equipment
Operate all building systems including fire/life safety, chillers, steam equipment, mechanical controls, and lighting systems
Troubleshoot improperly working building equipment and identify safety hazards
Complete building rounds, maintain engineering logs, and record system readings and data
Review and recommend improvements to preventive, predictive, and reactive maintenance procedures
Oversee contractor activities within the building and ensure proper project execution and closeout
Alert management of building discrepancies and ensure compliance with safety procedures
Complete required safety training and maintain all necessary licenses and certifications
Provide off-hours emergency maintenance coverage and flexible scheduling as needed
Desired experience and technical skills:
Requirements:
Universal EPA Certificate
Fire Watch, Torch Use, and Sprinkler Standpipe certifications
5-7 years cumulative building experience with minimum 3 years HVAC service background
Experience with utility systems in commercial high-rise buildings (steam turbines, compressed air, water treatment, air handling equipment)
Proficiency in reading blueprints, schematics, and ladder diagrams
Computer literacy in MS Windows, Excel, Outlook, and Google Suite
Strong verbal and written communication skills with diverse groups
Ability to provide off-hours emergency maintenance coverage and work flexible schedules
Must complete background check and drug screening
Preferred:
Trade certification in Electrical, HVAC, or Plumbing
P98 Fuel Supervisory Certificate
Troubleshooting and service background experience
Location: Plano, TX, on-site
Shift/Schedule: 1st Shift/Day Shift
Salary: $54,400 - $78,900 / year
