Software Guidance & Assistance, Inc., (SGA), is searching for an Asset Management Associate for a FULL TIME assignment with one of our premier Non-Profit clients in Washington, DC.
Onsite in DC 5 days/week (M-F 9-5)

Bilingual in Korean & English required.
The Accountant is responsible for managing the dual financial portfolio of a commercial office building and the association's non-profit operations. This role involves comprehensive financial management, from daily bookkeeping and vendor relations to complex property accounting oversight.
Responsibilities :
1. Commercial Property Accounting (70%)
Working in close collaboration with the third-party property management and accounting teams:
- Billing & Collections: Monitor tenant payments, maintain Accounts Receivable (AR) ledgers, and follow up on overdue amounts.
- Bookkeeping & Financial Records: Maintain the general ledger, perform journal entries, and ensure all building-related income/expenses are recorded accurately. Maintain digital and physical documentation for audit purposes.
- Vendor & Expense Management: Process vendor invoices, verify service delivery (maintenance, security, repairs), and track operational expenses.
- Budgeting & Financial Planning: Assist in preparing annual operational budgets, monitor budget vs. actuals, and report variances.
- Compliance & Tax Oversight: Ensure timely filing of property taxes and statutory returns. Coordinate with auditors for annual reviews.
- Bank & Cash Management: Manage building bank accounts, reconciliations, and monitor any applicable interest payments.
- Reporting & Analytics: Prepare detailed monthly/quarterly financial reports and occupancy performance summaries. All professional reporting and strategic briefings must be prepared in Korean.
- Coordination: Serve as the financial liaison between ownership, facility teams, and tenants.
2. Association & Corporate Accounting (30%)
- General Operations: Manage all financial transactions, billing, and vendor payments for the association's local office.
- Voucher Processing: Handle daily expense vouchers and ensure proper classification of administrative costs.
- Monthly Closing & Reporting : Prepare monthly Financial closing reports in Korean.
- HQ Coordination : Respond to inquiries and requests from the Finance & Accounting Department at Seoul Headquarters.
- Tax Compliance: Prepare and file corporate taxes and statutory reports.
Required Skills :
- Education: Bachelor's degree in Accounting, Business, Real Estate, Law, or a related field.
- Bilingual Proficiency (Required): Fluent in both Korean and English , with excellent written and verbal communication skills in a business environment.
- Technical Skills: Proficiency in standard accounting tools ( QuickBooks ).
- Core Skills: Strong organizational skills and exceptional attention to detail.
Preferred Skills :
- Experience: 2-3 years of relevant accounting experience, preferably in property management, real estate, or corporate accounting.
- Software Mastery: Advanced experience with Microsoft Excel (data analysis and financial modeling). Familiarity with Hancom Office (HWP) for Korean documentation.
- Interpersonal Skills: Ability to collaborate effectively with external partners and work independently.
- Strategic Thinking: Strong problem-solving capabilities and exceptional writing/briefing skills.
