Job Title: Physical Security Project Manager – QA/QC, Automation & Baseline Standards
Location: Remote with 30% Travel – Needs to be based in the San Francisco Bay Area, Seattle, Washington DC, or NYC, NY

Position Summary:
Role Scope: ~50% core Physical Security Project Management; ~50% QA/QC, automation, and baseline standards ownership.
Position Summary:
Deliver physical security systems for new office and facility builds while owning the standards library, contract-document quality control, and the automation of both. Standards and Basis of Design (BOD) documentation currently lack version control and change history, consultant deliverables are reviewed inconsistently, and rework and regional variance are absorbed project by project instead of corrected at the source. This role builds the baseline and makes it scale.
Key Responsibilities:
Baseline Standards | Contract Document QA/QC | Automation:
Develop and manage the global Standards and BOD library, including taxonomy, naming conventions, formal version control, and auditable change history
Run the standards change management process: proposal intake, technical review, approval authority, publication, and communication to consultants and integrators
Document and manage regional variances explicitly — what deviates, why, who approved it, and whether it should be promoted to global standard or retired
Oversee consultant project implementation of standards, tracking adherence, RFI volume and root cause, rework, and compliance risk as measurable signals of standards quality
Create and manage contract-document QA protocols: review checklists, backcheck procedures, phase-based review gates, comment resolution tracking, and sign-off criteria
Perform and oversee iterative technical reviews of Contract Documents for completeness, accuracy, coordination, and standards compliance
Build the QA/QC function to be scalable, automated, and iterative — holding quality as project volume grows rather than depending on reviewer availability
Apply modern AI-assisted workflows to author content, build tools, and create automations: drafting and updating standards, summarizing review findings, comparing requirements across document sets, and generating checklists and templates
Build structured feedback loops from projects, operations, and vendors back into Standards / BOD documents so field learning is captured
Project Delivery | Design Engineering | Construction Administration:
Own project schedules and plans, budgets, coordination, meeting documentation, and project document organization
Produce RFPs and evaluate vendor proposals (design consultants, security integrators, service and manufacturer partners); manage purchase and change orders
Lead the integration bid process: Contract Document packaging, RFP release, RFI response, interviews, recommendation, and award
Oversee design engineering consultants to ensure Contract Documents are complete, coordinated, and aligned with Real Estate and GSIS requirements; manage cross-discipline coordination (architectural, electrical / fire alarm, network, AV/VC) and the backcheck process
Lead construction kickoff, integration schedule and dependencies, recurring coordination meetings, and General Contractor interface
Manage submittal and RFI review, on-site acceptance testing and commissioning, and punch list to integration sign-off
Collect closeout documentation and manage operational training strategy with Regional Security Managers and Facilities stakeholders
Evolve standard documentation, templates, checklists, and automations; own vendor KPIs and QBRs; report program status to the Physical Security DEC Manager
Qualifications:
Specialization Experience:
Ownership of a technical standards or Basis of Design library, including version control and formal change management
Strong contract-document review capability across security drawings and specifications; Bluebeam and Revit / AutoCAD proficiency
Hands-on experience building automations and workflow tooling (Smartsheet automation, scripting, document comparison and templating)
Practical use of AI-assisted tools for authoring, review, or process automation; specification writing (CSI / MasterFormat) a plus
Core Requirements:
7+ years of project management experience, preferably in security, design, or construction
Bachelor''s degree in Engineering, Construction Management, or related field; PMP, CAPM, PSP, or CPP preferred
Proven track record managing multiple concurrent projects with budget, vendor, and stakeholder ownership
Ability to interpret design and construction documents, building codes, and compliance requirements
Global enterprise-scale corporate real estate deployments and enterprise Access Control, Video Surveillance & Management, Intercommunication, Radio, Visitor Management, and integrated security platforms
Familiarity with cloud-based access control, facial authentication, AI/analytics, CPTED principles, network integration, and IP-based device deployment
Tools: Google Suite, Bluebeam, Revit / AutoCAD, Asana, Smartsheet, MS Project, Procore, PlanGrid, Autodesk Construction Cloud
Willingness to travel ~30% for site visits and commissioning
