Seeking a full-time Service Technician for an apartment community in Raleigh, NC.
Job DescriptionThe Service Technician reports to the Maintenance Supervisor and is responsible for assisting in all the property\'s maintenance needs, physical appearance, and service requests. The Maintenance Technician\'s primary responsibilities include assisting the Maintenance Supervisor with managing service requests, preventative maintenance, capital projects, turnover/make ready processes, and maintaining excellent resident relations. On call & some weekend availability required.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Inspects the grounds, buildings and other community features various times throughout the day to identify, minimize and correct hazardous property conditions, liability concerns, and maintains exceptional property appearance.
- Fulfills resident service requests.
- Monitors service request turnaround time and responsiveness.
- Performs unit inspections to determine move-in readiness after move-outs, and performs make ready processes prior to new resident move-in both throughout the year and during turn season.
- Performs other turn related duties as assigned.
- Lifts and works with heavy equipment as needed.
- Promptly reports any safety or maintenance concerns to the Maintenance Supervisor.
- Participates in the daily operations of the property.
- Performs general maintenance and repairs for assigned equipment and facilities; including, but not limited to: plumbing, electrical, basic carpentry, heating & cooling and other building systems.
- Assists the Maintenance Supervisor with in-house projects and/or capital projects as assigned.
- Maintains preventative maintenance program that extends the life of the community while minimizing future repairs.
- Performs Maintenance callbacks of assigned service requests.
- Maintains well-organized and properly stocked maintenance shop while adhering to safety standards, OSHA guidelines, and while staying in line with the allotted budget.
- Ensures consistency in dealing with residents on all matters. Complies with all federal, state, and local laws relating to Fair Housing.
- Performs after hour and/or weekend "on call" duties as assigned.

Hourly Wage: $19-$21 DOE

QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
EDUCATION
- High school diploma or equivalent required
EXPERIENCE
- A minimum of 1 year maintenance experience required
- Maintenance experience in multi-unit complexes or hotels preferred
- Experience with plumbing, electrical and HVAC preferred
- HVAC Certification preferred
- Mechanical background preferred
REQUIREMENTS
- Good organizational and people skills
- Knowledge of general carpentry and repair
- Must be able to lift and work with heavy equipment
- Ability to use hand tools and power tools
- A valid driver's license, good driving record and proof of insurance is required
