Overview
A lien release confirms that a mortgage has been paid off and the lender releases its claim. This process must meet federal, state, and county deadlines, and be properly recorded and communicated.
Key Data Entry Fields
Data entry fields:
- Loan/Account Number
- Borrower Name(s)
- Property Address / PIN
- Payoff Date
- Lien Release Request Date
- Lien Release Execution Date
- Recording Date
- County & Recording Office
- Lien Release Document Number
- Lien Release Type (e.g., Satisfaction, Subordination)
- Lender/Beneficiary Name
- Remarks / Exceptions (e.g., delays, rejections)
Lien Release Data Entry Workflow
1. Intake & Validation
o Check and validate that the Release/Satisfaction has been received.
o Check state/county
2. Initial Data Entry
o Use Client end database
o Data Entry to the required fields in the database
o Update status from "Pending" "Filed" "Recorded" "Completed."
3. Quality Control
o Verify all dates, ensure document numbers match what's recorded, and check against county records.
