Summary

Position Summary
We are seeking reliable and skilled Boiler Operators and Operating Engineers at all experience levels to join our Facilities team. In this role, you will be responsible for the safe operation, monitoring, and maintenance of stationary boilers, pressure vessels, heating systems, and associated mechanical and building equipment. Whether you are an entry-level operator beginning your career or a licensed Operating Engineer holding a Blue Seal, Red Seal, or Gold Seal credential, this position offers the opportunity to work in a professional environment where safety, compliance, and continuous improvement are valued.
All operations are performed in accordance with the New Jersey Department of Labor and Workforce Development rules and regulations under N.J.A.C. 12:90, which govern the licensing and duties of Operating Engineers and Boiler Operators in the State of New Jersey.

Essential Duties and Responsibilities

Equipment Operation and Monitoring
Operate and monitor low-pressure and high-pressure steam boilers, hot water generators, and associated auxiliary equipment in a safe and efficient manner.
Maintain proper boiler water chemistry through chemical treatment, blowdowns, and regular testing of feedwater and condensate.

Monitor boiler room instrumentation, including gauges, temperature and pressure readings, flame safeguard controls, and combustion efficiency indicators.

Operate and monitor HVAC systems, chillers, cooling towers, pumps, air compressors, and building automation / energy management systems as applicable.
Conduct regular facility rounds to verify that all mechanical and electrical systems are operating within normal parameters.

Maintenance and Repairs
Perform preventive maintenance on boiler room equipment, burners, safety valves, steam traps, expansion tanks, heat exchangers, piping, and related components.
Troubleshoot equipment malfunctions and perform corrective repairs or coordinate with outside contractors and vendors.

Assist with annual boiler inspections, shutdowns, cleanings, and internal/external examinations as required by state code.

Maintain an organized inventory of parts, supplies, and materials necessary for uninterrupted boiler room operations.

Recordkeeping and Compliance
Maintain accurate daily operating logs including equipment readings, water treatment data, fuel consumption, work performed, and any abnormal conditions.
Complete work orders, preventive maintenance documentation, and inspection reports accurately and legibly.

Assist in ensuring compliance with all applicable federal, state, and local regulations, including OSHA, EPA, NJDEP, and N.J.A.C. 12:90 requirements.

Enter and track work orders in the facility's computerized maintenance management system (CMMS).

Safety and Emergency Response
Respond to equipment alarms, building emergencies, and temperature control issues promptly and in accordance with facility protocols.

Answer and dispatch emergency maintenance calls during off-hours as required.
Maintain a clean, safe, and organized work environment in the boiler room and throughout assigned areas.

Follow all lockout/tagout, confined space entry, and hot work procedures.
Perform other duties as assigned by the Chief Engineer, Facility Manager, or Director of Engineering.

Required
High school diploma or GED equivalent.
Valid driver's license.
Ability to read and interpret operating manuals, service manuals, technical drawings, and work orders in English.
Ability to communicate effectively, both orally and in writing.
Basic computer literacy for logging data, entering work orders, and using building management systems.

Licensing (One or More of the Following Required or In Progress)
Under N.J.A.C. 12:90, boiler operators and operating engineers must hold the appropriate New Jersey license for the equipment they operate. Candidates at all license levels are encouraged to apply:
Black Seal High-Pressure Boiler Operator (entry-level high-pressure license)
1-C Blue Seal Operating Engineer
1-B Red Seal Operating Engineer
1-A Gold Seal Operating Engineer

Preferred Qualifications
Three or more years of experience operating stationary boilers or working in a central plant/power plant environment.
Experience with building automation systems (BAS/BMS) such as Honeywell, Siemens, Johnson Controls.
Blue Seal Refrigeration license and/or EPA Section 608 Universal Certification.
UST (Underground Storage Tank) Class C Operator certification, or ability to obtain within 6 months of hire.
Trade or technical school education.
Experience working in healthcare, institutional, commercial, or industrial facility environments.

Physical Requirements and Working Conditions
Must be able to lift, push, or pull up to 50 pounds on a regular basis.
Must be able to climb ladders and stairs, work at heights, bend, stoop, kneel, and stand for extended periods.
Must be able to work in boiler rooms and mechanical spaces with elevated temperatures, noise, and confined spaces.
Must be able to work outdoors in all weather conditions as needed.
Must be able to wear required personal protective equipment (PPE), including hearing protection, safety glasses, hard hats, and respiratory equipment when necessary.

Schedule and Availability
Boiler plant operations require around-the-clock staffing. Candidates must be available to work assigned shifts, which may include days, evenings, overnights, weekends, and holidays. Overtime and emergency call-in availability are required. Both full-time and part-time schedules are available. Specific shift assignments will be discussed during the interview process.
