Title & Mapping Specialist (Land Records/Deeds - Parcel Mapping)
Required Skills and Experience
* Experience working with property records, land ownership data, or cadastral information.
* Strong understanding of legal descriptions, deeds, plats, and public land records.
* Prior experience in environments such as property appraiser offices, land records offices, title companies, surveying firms, or similar agencies.
* Ability to research and resolve ownership, boundary, and parcel-related issues.
* Experience performing data validation and clean-up across multiple systems.
* Working knowledge of GIS or mapping tools as an analytical support function.
* Strong research, analytical, and problem-solving skills.
* Ability to clearly document findings and communicate resolutions.
* Attention to detail and ability to work with complex records and data.
* Experience using ArcGIS Python with SQL-based attribute queries to support parcel, ownership, and data validation workflows.
Primary Responsibilities
* Research and interpret legal descriptions, plats, surveys, and recorded documents to determine accurate land ownership and parcel boundaries.
* Review vesting deeds, ownership chains, and public records to resolve ownership and interest discrepancies.
* Analyze and resolve issues related to public land ownership and less-than-fee interests.
* Review and validate property appraiser data, parcel records, and mapping to identify and correct inconsistencies.
* Update parcel and ownership information to reflect current, legally supported records.
* Conduct research within client internal systems and external public records to support data corrections.
* Perform GIS-based spatial review and analysis to verify mapping accuracy and support parcel updates.
* Identify, analyze, and resolve GIS and non-GIS data conflicts, warnings, and system-generated errors.
* Perform assigned data clean-up activities, ensuring consistency across ownership, legal, and spatial datasets.
* Document research findings, decisions, and updates in accordance with established procedures.
* Assist in the development, documentation, and improvement of program requirements, workflows, and communication processes.
* Collaborate with internal teams and stakeholders to ensure data accuracy and regulatory compliance.
