Key Responsibilities:1. Project Intake, Definition & Planning- Lead project kickoff with owners and key stakeholders to define scope, objectives, and technical requirements.
- Develop ROM budgets and preliminary schedules to establish early feasibility.
- Prepare detailed proposals and contract packages.
- Build the preliminary project budget across all cost categories.
- Drive internal approvals and advance projects through corporate systems and governance.
2. Design & Engineering Oversight- Guide early design development and conceptual planning.
- Manage engineering and design partners to ensure quality, accuracy, and schedule adherence.
- Align scope with design, operations, and stakeholder teams.
- Oversee permitting strategy and coordinate with AHJs for required approvals.
- Lead constructability reviews and resolve design conflicts.
- Manage value-engineering efforts and secure stakeholder alignment on changes.
3. Procurement & Contract Management- Oversee project funding and financial readiness.
- Prepare RFPs and scopes of work for competitive bidding.
- Support bid leveling, vendor selection, and award recommendations.
- Assist with contract negotiations, including commercial terms and risk allocation.
- Coordinate owner-direct vendors, consultants, and specialty suppliers.
- Define close-out documentation requirements early in the process.
4. Project Coordination & Communication- Participate in and document all project meetings.
- Lead OAC, design, and stakeholder coordination sessions.
- Track and distribute addenda, drawings, clarifications, and project documentation.
- Manage RFIs, submittals, change orders, invoices, and payment workflows.
- Maintain weekly progress updates and decision logs to ensure alignment.
5. Schedule, Cost & Change Management- Develop and maintain the master project schedule.
- Review contractor schedules and assess sequencing, phasing, and progress.
- Manage cost estimates, budget updates, and change-control processes.
- Monitor cash flow and proactively mitigate scope creep.
- Oversee invoice review, approval, and payment tracking.
6. Quality, Safety & Site Oversight- Ensure QA/QC processes are implemented and documented.
- Conduct regular site walks and safety observations.
- Verify compliance with EHS standards and project-specific safety requirements.
- Support timely decision-making by providing field insights and risk assessments.
- Coordinate on-site vendors, suppliers, and specialty contractors.
7. Project Close-Out- Initiate close-out activities prior to substantial completion.
- Collect all required documentation: warranties, as-builts, O&M manuals, testing reports.
- Oversee final inspections, commissioning, and occupancy processes.
- Manage punch-list creation, execution, and final sign-off.
- Close out change orders, disputes, and financials.
- Submit final project accounting and turnover packages.
Reporting Protocols- Weekly boots-on-the-ground field reports.
- Weekly project progress and status updates.
- Monthly cash-flow and budget updates.
- Weekly supplier/vendor coordination meetings.
- Regular schedule and cost-management check-ins.
- OAC meetings as required.
