A bit about us:

We are seeking an experienced Senior Project Manager to lead commercial installation and service projects involving doors, loading docks, gates, access systems, and related equipment.

This is a highly visible role for someone who combines strong project management fundamentals with urgency, communication, financial accountability, and customer service. You will take ownership of projects from award through completion, coordinating internal teams, field technicians, vendors, subcontractors, materials, schedules, and customer expectations.

The right person doesn't simply report project issues. They anticipate them, communicate early, bring the right people together, and drive them toward resolution.

Candidates can work from either the Chadds Ford, PA or West Hazleton, PA office.

Job Details

Key Responsibilities

  • Manage multiple commercial projects from award through installation, completion, billing, and closeout.
  • Review contracts, proposals, drawings, specifications, scopes of work, and customer requirements.
  • Develop and maintain project schedules, budgets, forecasts, documentation, and status reporting.
  • Coordinate technicians, subcontractors, vendors, materials, equipment, site access, and installation schedules.
  • Monitor project costs, labor, material expenses, subcontractor costs, margins, and overall financial performance.
  • Manage change orders, scope changes, material requirements, approvals, and associated documentation.
  • Identify potential scheduling, material, labor, or site-related issues before they impact the customer.
  • Maintain proactive communication with customers regarding progress, schedules, changes, challenges, and next steps.
  • Work closely with Operations, Client Services, Sales, Finance, field technicians, vendors, and other Project Managers.
  • Hold vendors and subcontractors accountable for schedules, pricing, quality, and commitments.
  • Ensure project documentation, photographs, approvals, invoices, and closeout packages are completed accurately and on time.
  • Escalate issues appropriately while remaining focused on developing and implementing solutions.
  • Help improve project management processes, forecasting, internal communication, and the overall customer experience.
  • Provide leadership and guidance to other project team members as needed.

Qualifications

  • 5+ years of project management experience within commercial construction, specialty contracting, building products, facilities, or a related environment.
  • Experience with commercial doors, overhead doors, loading dock equipment, gates, access control, frames, hardware, or similar building systems strongly preferred.
  • Proven ability to manage multiple active projects, customers, deadlines, and competing priorities.
  • Strong understanding of project scheduling, procurement, subcontractor management, change orders, budgeting, forecasting, and margins.
  • Ability to read and interpret construction drawings, specifications, scopes, and project documentation.
  • Strong customer-facing communication and problem-solving skills.
  • Comfortable coordinating field technicians, subcontractors, vendors, and internal departments.
  • Ability to recognize urgent situations and take ownership without waiting for problems to escalate.
  • Strong organizational skills with attention to documentation and project details.
  • Comfortable holding internal and external partners accountable while maintaining productive relationships.
  • Experience with ERP or project management platforms such as NetSuite is a plus.
