Our company is seeking a highly motivated, detail-oriented individual to join our team as a Permanent Director of Property Accounting. This role is instrumental in managing the financial health of our extensive property portfolio. The successful candidate will be responsible for overseeing all accounting functions related to property management, including but not limited to budgets, forecasts, variance analysis, month-end close, and year-end close. This role also involves generating CPI or fixed rent increase letters and reviewing monthly sales reports.

Responsibilities:

1. Oversee and manage all property accounting activities, ensuring compliance with applicable laws and regulations, company policies, and GAAP.
2. Prepare and manage property budgets and forecasts, closely monitoring and analyzing variances and trends.
3. Conduct regular month-end and year-end close procedures, ensuring timely and accurate financial reporting.
4. Generate CPI or fixed rent increase letters, communicating effectively with tenants and ensuring compliance with lease agreements.
5. Review and analyze monthly sales reports, providing insightful commentary on trends and performance.
6. Implement and maintain robust financial controls and processes, continually seeking opportunities for improvement.
7. Collaborate closely with other departments, providing financial expertise and support in decision-making.
8. Develop and mentor a high-performing property accounting team, promoting a positive and inclusive work environment.

Qualifications:

1. Bachelor's degree in Accounting, Finance, or related field required; advanced degree or CPA certification preferred.
2. Minimum of 5 years of experience in property accounting or related field, with a proven track record in managing budgets, forecasts, variance analysis, and month-end/year-end close procedures.
3. Strong knowledge of GAAP and applicable laws and regulations related to property accounting.
4. Proficiency in generating CPI or fixed rent increase letters and reviewing monthly sales reports.
5. Excellent leadership skills, with a proven ability to develop and mentor a team.
6. Exceptional analytical skills, with a keen eye for detail and the ability to interpret complex financial data.
7. Strong communication skills, with the ability to effectively communicate complex financial information to non-financial stakeholders.
8. Proficiency in using accounting software and other relevant IT systems.
9. High level of integrity, with a strong commitment to ethical practices.
