Position Overview
The Area Manager is a "boots-on-the-ground," multi-site Property Manager responsible for the daily operational success, leasing, and physical upkeep of a local cluster of 3 to 6 small buildings, totaling approximately 150 to 200 units.
This is a highly tactical, hands-on role with zero administrative support. You will directly manage and oversee one on-site staff member and work hand-in-hand with an assigned Maintenance Technician for your portfolio. The ideal candidate thrives in a small-to-mid-size company environment, possesses strong conventional market-rate experience, and is an expert user of AppFolio.

We offer a strong base salary of $65,000-$75,000, but what makes this role truly compelling is our uncapped monthly and quarterly incentive program. For a high-performing manager, the bonus structure adds substantial earning potential:
- Leasing & Renewal Incentives (Paid Monthly): Earn $175 per new lease and $350 for every 12-month lease renewal completed.
- Portfolio Performance (Paid Quarterly): Earn up to an additional $300/month for strong collections and $350/month for maintaining 96%+ economic occupancy.
- Quarterly Excellence: A $1,000 flat bonus every quarter you maintain 95%+ occupancy and collections simultaneously.
Job DetailsPosition SKey Responsibilities
1. On-Site Operations & Property Management
Maintain complete daily oversight of a portfolio of 3 to 6 local, small conventional properties (150-200 total units).
Manage, lead, and oversee one direct report on-site to ensure daily property objectives are met.
Partner directly with your dedicated Maintenance Technician to coordinate work orders, resolve tenant maintenance requests promptly, and ensure high resident satisfaction.
Drive the property-level execution of unit renovations, adhering strictly to established company procedures and timelines.
2. Marketing, High-Volume Leasing & Turn Management
Actively work to minimize vacancy loss by posting multiple Craigslist and online advertisements daily.
Conduct property tours, host open houses, and personally show vacant units to prospective tenants immediately following unit turns.
Process tenant applications, verify eligibility, quote approved rental rates, and execute lease agreements.
Track and log all leasing activity, guest cards, and pipeline metrics directly within AppFolio.
3. Financial Management & Collections
Own the property-level collections process, ensuring all tenant rents, utilities, and associated fees are collected timely each month.
Handle delinquent accounts aggressively, manage ledger discrepancies, and accurately input all financial transactions into AppFolio.
Operates properties tightly within established monthly budget constraints.
4. Tenant Relations & Legal Compliance
Serve as the primary point of contact for resident relations, building positive landlord-tenant relationships to maximize lease renewals.
Enforce community rules and lease terms consistently.
Prepare, issue, and personally serve formal legal notices, including warning notices, 3-day notices to pay or quit, and 30-day notices.
Coordinate with legal counsel and physically appear in eviction proceedings when necessary.
5. Field Presence & Maintenance Supervision
Maintain a constant field presence across your assigned portfolio; all properties are located in the Los Angeles area within close driving distance of one another.
Conduct regular physical property walks to audit curb appeal, inspect vacant units, and ensure standard operating procedures are being followed by on-site and maintenance staff.
Qualifications
Required:
2+ years of residential property management experience (similar to a Senior Property Manager or Hands-on Multi-Site Manager).
Tech-Forward Workflow: Advanced, daily operational experience utilizing AppFolio for leasing, collections, communication, and tenant ledgers.
Portfolio Background: Proven experience managing conventional, market-rate properties within a small-to-mid-size property management company.
Leadership: Experience managing, mentoring, or overseeing at least one direct report, alongside managing field maintenance personnel or vendors.
Strong knowledge of local Los Angeles landlord-tenant laws, rent control regulations, and fair housing guidelines.
Demonstrated experience handling property-level financials, rent collection, and serving legal notices.

- Financial Performance: Drive net operating income (NOI) by monitoring revenue, optimizing occupancy, and managing operational and capital expenditure budgets. Analyze monthly financial statements and variance reports.
- Value-Add Execution: Partner with the acquisitions and construction teams to oversee capital improvement projects, unit renovations, and property repositioning strategies across the portfolio.
- Team Leadership: Recruit, train, mentor, and hold accountable Property Managers and leasing/maintenance staff. Foster a collaborative, high-performance team culture.
- Market Analysis: Stay highly informed on local market trends, competitor pricing, and demographic shifts to optimize leasing and marketing strategies.
- Vendor & Contract Management: Negotiate and manage third-party vendor contracts, ensuring high-quality work and cost-effective pricing for maintenance, turns, and capital projects.
Qualifications:
- Minimum of 4-6 years of experience in multifamily property management, with at least 2 years in a regional or multi-site supervisory capacity.
- Proven experience managing value-add portfolios, unit turn programs, and property renovations.
- Strong financial acumen with deep experience in budgeting, forecasting, and financial reporting.
- Excellent leadership, communication, and conflict-resolution skills.
- Proficiency in property management software (Yardi, RealPage, or similar platforms).
- Deep knowledge of Los Angeles and California landlord-tenant laws, fair housing regulations, and rent stabilization ordinances (RSO).
